Education Realty (EDR) Closes On-Campus Project in Texas

Education Realty Trust (EDR - Free Report) — better known as EdR — announced the opening a new third-party residence hall development in the Commerce-based Texas A&M University.

The residence hall, spanning 137,000 square feet, will house first-year college students to foster a sense of community. It has 490 accommodations in single- and double-bed formats. In addition, the housing community has amenities including centralized private bathroom, laundry facilities, high-speed Internet and Wi-Fi facilities, and several communal spaces.
 
This newly opened student housing facility will likely stand out as an excellent learning hub and improve the collegiate experience for the students. As the student enrolment rate has multiplied manifold over the past decade, this new residence hall will enable the university to provide more on-campus housing facilities for students.

Education Realty is one of the largest developer, owner and manager of student housing communities in the United States. In 2017, the company is set to deliver third-party developments worth nearly $100 million, adding around $300 million to its own asset portfolio.

Moreover, student housing REITs have decent opportunities to excel in the coming years, as demand has been emanating for on-campus developments from universities that are facing state-budget cuts and low funds. As a result, these universities are incapable of developing or renovating the ageing housing properties.

Encouragingly, EdR’s senior unsecured debt and shelf ratings were recently upgraded by a notch from Baa3 to Baa2 by Moody's Investor Services. The rating agency also upgraded EdR’s preferred equity shelf rating from Ba1 to Baa3.

Unlike residential REITs, including AvalonBay Communities (AVB - Free Report) , Preferred Apartment Communities and Equity Lifestyle Properties (ELS - Free Report) , the rental units of which are open for leasing to all, student housing REITs lease real estates to students. Hence, such real estates are generally required to be set up within or at places close to colleges and universities, and usually enjoy full occupancy.
