In July 2023, Extra Space Storage closed its merger with Life Storage, Inc. in an $11.6 billion all-stock transaction, adding more than 1,200 stores to the Extra Space Storage platform.
The move enhanced Extra Space Storage’s scale considerably and diversified its presence further. As of Dec 31, 2023, Extra Space Storage had ownership stakes in or managed 3,714 self-storage stores in 42 states and Washington, D.C. Of these, 1,905 stores (51%) were wholly owned/consolidated and 472 stores (13%) were in JVs. It also managed 1,337 stores (36%). The company has emerged as the largest self-storage management company in the United States.
The company's stores comprised around 2.6 million units and around 283 million rentable square feet of space as of Dec 31, 2023. These stores operate under the Extra Space, Life Storage and Storage Express brands.
Note: All EPS numbers presented in this report represents funds from operation (FFO) per share. FFO, a widely used metric to gauge the performance of REITs, is obtained after adding depreciation and amortization and other non-cash expenses to net income.
