Its investments located outside of Manhattan are known as suburban properties.
The company has two reportable segments — real estate and debt and preferred equity (DPE) investments.
As of Dec 31, 2023, SL Green had interests in 58 buildings, totaling 32.5 million square feet. This comprised ownership interests in Manhattan properties, spanning 28.8 million square feet and 2.8 million square feet secured DPE investments.
For its Manhattan portfolio, SL Green signed 160 office leases, encompassing 1,776,414 square feet of space in 2023. For the same period, the mark-to-market on signed Manhattan office leases was 0.8%, higher than the previous fully escalated rents on the same spaces. As of Dec 31, 2023, its Manhattan same-store office occupancy, including 177,836 square feet of leases signed but not yet commenced, was 90.0%.
In January 2024, SL Green closed on the sale of retail condominium, along with its partner, at 717 Fifth Avenue for $963.0 million. The transaction is expected to generate net proceeds of $27.6 million to the company, which will be used for corporate debt repayment.
In December 2023, SL Green announced that it entered into a contract, along with its partner, to sell the fee ownership interest in 625 Madison Avenue to a global real estate investor for gross sales price of $634.6 million or $1,123 per square foot. Such efforts not only provide substantial liquidity to SL Green but also reaffirm the appeal of the NYC real estate market to global investors.
Note: All EPS numbers presented in this report represents funds from operations (FFO) per share. FFO, a widely used metric to gauge the performance of REITs, is obtained after adding depreciation and amortization and other non-cash expenses to net income.
