Equity Residential enjoys an established presence in Boston, New York, Washington, D.C., Southern California (including Los Angeles, Orange County and San Diego), San Francisco and Seattle. It is also growing its footprint in Denver, Atlanta, Dallas/Ft. Worth and Austin. As of June 30, 2024, Equity Residential owned or invested in 299 properties comprising 79,738 apartment units located in 10 states and the District of Columbia.
The company divides performance between residential and non-residential operations. During the first half of 2024, about 96.2% of the company’s total lease revenues were generated from residential apartment leases, generally 12 months or less. Moreover, around 3.8% of its total lease revenues are generated by non-residential leases that are usually for terms ranging from five to 10 years. Non-residential leases generally comprise ground-floor retail spaces as well as master-leased parking garages, which serve as additional amenities for its residents.
In August 2021, Equity Residential entered into a strategic partnership with Toll Brothers, Inc. for developing apartment communities in the strategic Equity Residential markets. As of June 30, 2024, the company and Toll Brothers had three projects (Remy in Frisco, TX; Settler in Fort Worth, TX and Lyle in Dallas, TX) under development expected to be completed by the end of the current year.
Note: All EPS numbers presented in this report represent funds from operations (FFO) per share. FFO, a widely used metric to gauge the performance of REITs, is obtained after adding depreciation and amortization and other non-cash expenses to net income.
