Vornado is redeveloping PENN 2, a 1,795,000-square-foot office building located on the west side of Seventh Avenue. The development cost of this project is anticipated to be $750 million. As of Jun 30, 2024, $675.5 million of cash has been expended. It is also making districtwide improvements within the PENN District. The development cost of these improvements is anticipated to be $100 million. As of Jun 30, 2024, $60.5 million of cash has been expended.
On May 3, 2024, Alexander’s, in which Vornado owned a 32.4% common equity interest, and Bloomberg L.P. reached an agreement to extend the leases covering approximately 947,000 square feet at 731 Lexington Avenue. The leases, which were scheduled to expire in February 2029, are extended for a term of eleven years to February 2040.
In August 2024, Vornado announced that its street retail JV, in which it holds a 52% stake, entered into an agreement to sell UNIQLO the portion of its U.S. flagship store at 666 Fifth Avenue that is owned by the retail JV for $350 million.
In August 2023, Vornado entered into a joint venture (“JV”) with Hudson Pacific Properties and Blackstone Inc., to develop a studio campus, Sunset Pier 94 Studios, in Manhattan. Vornado owns a 49.9% equity interest in the JV. The development cost of the project is estimated to be $350 million. As of Jun 30, 2024, the company has funded $19.5 million of cash contributions.
Note: All EPS numbers presented in this report represents funds from operations (FFO) per share. FFO, a widely used metric to gauge the performance of REITs, is obtained after adding depreciation and amortization and other non-cash expenses to net income.
