Cipher Digital (CIFR - Free Report) has strengthened the long-term revenue visibility of its Barber Lake data center after extending the facility’s contracted lease duration from 10 years to 20 years. The agreements increase total contracted revenues at the Texas-based campus from roughly $3.8 billion to more than $9 billion, materially expanding the economic value of one of Cipher’s key high-performance computing assets.

The extension comes through an amendment to Cipher’s existing lease with Fluidstack and a binding commitment from a leading AI lab to lease Barber Lake for an additional 10 years after the current lease expires. The second 10-year term is expected to generate approximately $5.2 billion in incremental contracted revenues, with economic terms that are expected to be substantially consistent with the existing Barber Lake agreement.

Cipher has also revised the delivery schedule for Barber Lake as tenant requirements continue to evolve. Individual data halls are now expected to be delivered in phases from the fourth quarter of 2026 through the first quarter of 2027, with rent beginning as each hall becomes operational. The first rent commencement remains expected in the fourth quarter of 2026, and the company said it remains on track with the revised schedule.

The agreement also provides greater clarity around development costs. Cipher will absorb the first $359.3 million of costs above the facility’s original budget, while the tenant will reimburse the company for 50% of additional costs beyond that amount over the 20-year term. These reimbursements will be paid through additional rent and structured to provide Cipher with a contracted rate of return on the reimbursed investment.

The expanded Barber Lake agreement significantly improves Cipher Digital’s long-term contracted revenue base and demonstrates sustained demand for large-scale AI and high-performance computing infrastructure. The 20-year commitment also gives the company greater visibility into future cash flows while reinforcing Barber Lake’s role as a long-lived data center asset.

However, CIFR’s capital-intensive expansion into HPC and AI data centers requires substantial upfront investment, which could increase financing needs, leverage and potential shareholder dilution while exposing the company to execution risks such as project delays and cost overruns.
