IREN Limited (IREN - Free Report) is undergoing a major business transformation. Once known primarily for Bitcoin mining, the company is developing an artificial intelligence (AI) cloud platform combining data centers, graphics processing units (GPUs) and software services. Growing demand for AI computing infrastructure offers significant opportunities, although the transition requires substantial investment and operational discipline.

IREN shares have declined approximately 7.3% over the past three months, despite progress in securing customer contracts and expanding infrastructure. Industry peers TeraWulf (WULF - Free Report) and Cipher Digital (CIFR - Free Report) have experienced steeper declines, reflecting investor concerns about capital-intensive AI infrastructure development and near-term profitability.

However, IREN's last reported financial results highlighted both opportunities and challenges. While AI cloud revenues are expanding, the company continues to reduce Bitcoin mining operations, affecting overall performance. With several major deployments approaching completion, investors are assessing whether growing contracted revenues can translate into sustainable earnings and cash flows.

IREN's AI Cloud Business Gains Momentum

IREN reported fiscal 2026 revenues of $707 million, up 41.1% year over year. AI Cloud Services revenues surged to $128.8 million from $16.4 million, while Bitcoin mining contributed $578.2 million. In the fourth quarter, AI cloud revenues more than doubled sequentially to $70.5 million, partially offsetting declining mining revenues.

More importantly, IREN announced $4 billion in contracted annualized run-rate revenue (ARR) for its 2026 capacity, with $1 billion operational as of late August. However, ARR represents annualized contracted activity rather than recognized revenues. Converting the remaining contracts into reported sales depends on successful GPU deployment and customer acceptance.

The company has strengthened its customer portfolio through multiyear agreements with AI developers, including Cohere, Perplexity and Figure AI. Recent three-year contracts generated more than $20 million in revenue per IT megawatt, supporting improved pricing and potentially attractive investment returns.

Infrastructure Expansion Strengthens IREN's Growth Prospects

IREN delivered its first 50-megawatt Horizon deployment to Microsoft in August. Three additional phases are scheduled for delivery during the fourth quarter of calendar 2026. Management targets approximately 300 megawatts of cumulative IT capacity in 2026, increasing to 800 megawatts in 2027.

Meanwhile, the conditional inclusion of its 2-gigawatt Sweetwater hub in ERCOT's Batch Zero process represents another development milestone, although regulatory approvals remain pending.

Like TeraWulf and Cipher Digital, IREN is leveraging access to electricity and existing infrastructure to serve growing AI computing requirements. However, IREN's integrated cloud and software offerings provide additional revenue opportunities beyond the more leasing-focused businesses of TeraWulf and Cipher Digital.

IREN's Attractive Valuation Offset by Heavy Capital Spending

IREN's expansion comes with substantial financial commitments. Management expects fiscal 2027 capital expenditures of $25-$30 billion, supported by approximately $14 billion in existing cash, committed GPU financing and customer prepayments. The company is targeting another $8 billion in GPU financing and prepayments. However, additional funding requirements could increase leverage or shareholder dilution.

Profitability also remains under pressure. IREN reported a fourth-quarter fiscal 2026 net loss of $684 million, largely driven by noncash impairment charges associated with retiring Bitcoin mining equipment. Rising operating expenses and financing costs could further weigh on near-term profitability. Estimates for IREN’s fiscal 2027 and 2028 earnings have also been revised downward in the past 30 days.

From a valuation standpoint, IREN appears relatively attractive compared with industry peers. Its forward 12-month price-to-sales (P/S) ratio of 3.61X is below TeraWulf's 9.89X and Cipher Digital's 9.06X. This discount suggests potential upside as IREN expands its AI cloud operations and converts contracted revenues into actual sales. Nevertheless, substantial capital requirements and execution risks could limit near-term gains.

What Should Investors Do With IREN Stock Now?

IREN's contracted AI cloud revenues, expanding customer relationships and progress on Microsoft deployments support its longer-term growth prospects. Its share-price decline has also been less severe than those of TeraWulf and Cipher Digital, suggesting some relative resilience.

Nevertheless, substantial capital requirements, ongoing losses and execution risks warrant caution. The gap between contracted ARR and recognized revenues remains significant, making upcoming deployment milestones particularly important. Investors already holding the stock may consider maintaining their exposure while monitoring funding arrangements, operating margins and revenue conversion. Greater clarity on cash generation and the profitability of new AI cloud deployments would provide a stronger basis for taking a more positive stance.
