Could Project Kilby Unlock a Data Center Growth Path for TPL?

Read MoreHide Full Article

Key Takeaways

  • TPL's Project Kilby deal includes a $42.5 million land sale, annual payments through 2046 and water rights.
  • TPL is expanding into data centers and power infrastructure, but its financial impact remains uncertain.
  • TPL generated record Q2 free cash flow of $155.5 million and held $248.6 million in cash with no debt.

Texas Pacific Land Corporation (TPL - Free Report) is using Project Kilby to test whether its land and water assets can support a business line beyond traditional oilfield activity. The project gives TPL a concrete role in a large-scale power development tied to data center infrastructure.

TPL shares have fallen 15.1% over the past three months, putting additional focus on whether emerging projects such as Kilby can broaden the growth story. The opportunity could expand TPL’s revenue base, but its financial contribution remains uncertain. Investors therefore have to separate the strategic potential from earnings already being produced by royalties, water services and surface-related activities.

TPL Could Gain a New Land and Water Revenue Stream

TPL entered an agreement to provide land and brackish water resources for Project Kilby in Reeves County, Texas. The company sold land for aggregate consideration of $42.5 million and secured the exclusive right to source aquifer-derived water for the power generation facility and other associated aspects of the project.

The structure gives TPL more than one way to monetize the same development. Annual land payments are due through 2046, while the water arrangement could add another revenue stream if the project advances as planned.

Project Kilby Extends TPL Beyond Oilfield Demand

TPL’s established businesses remain closely connected to oil and gas activity, including royalties, water sales and produced-water royalties. Project Kilby shows how the company can apply its land and water position to power and digital infrastructure instead of relying only on drilling-related demand.

The theme is also attracting major public companies. Chevron Corporation (CVX - Free Report) is developing Project Kilby, while Microsoft Corporation (MSFT - Free Report) has announced a new Pecos, TX, data center campus designed to add about two gigawatts of capacity and support growing artificial intelligence and cloud demand.

TPL’s Data Center Opportunity Still Needs Execution

TPL has expanded its data center strategy beyond Reeves County. During the first half of 2026, it acquired land in Shackelford and Jones counties as part of its data center and power generation initiatives, adding to the company’s efforts outside its legacy Permian footprint.

Execution remains the key uncertainty. Management has said these developments require work across multiple counterparties and extensive diligence, and the financial contribution from data centers, power projects and water reuse remains uncertain. Investors should therefore treat the opportunity as an emerging growth path rather than an established earnings engine.

Texas Pacific Land’s Core Business Funds Flexibility

TPL ended the second quarter with $248.6 million in cash and cash equivalents, no outstanding debt and an undrawn $500 million revolving credit facility. That balance-sheet position gives the company room to pursue development opportunities while retaining financial flexibility.

Cash generation also remains substantial. TPL produced record second-quarter free cash flow of $155.5 million, up about 20% year over year. The company invested $110.2 million in land acquisitions during the first six months of 2026, showing that its core operations can support capital deployment into new areas.

TPL’s Growth Tilt Matches the Kilby Opportunity

Project Kilby strengthens the case that TPL has assets that may be monetized beyond conventional energy development. The upside is meaningful if new data center and power agreements multiply, but investors still lack enough financial evidence to treat that opportunity as fully proven.

TPL currently carries a Zacks Rank #3 (Hold). Its Growth Score of B is favorable for investors focused on growth characteristics, while the Value Score of F, Momentum Score of C and VGM Score of D show a less supportive picture across valuation, price momentum and the combined style framework. That mix supports a measured view while Project Kilby and related initiatives move from strategic potential toward clearer financial contribution.
