Realty Income Corporation (O - Free Report) reported third-quarter 2026 adjusted funds from operations (AFFO) of $1.12 per share, which improved 3.7% year over year. The figure surpassed the Zacks Consensus Estimate of $1.11.

Total revenues grew 10.3% to $1.62 billion, topping the consensus mark by 2.6%. Increased rental receipts and income from credit investments supported growth. Same-store rental revenues advanced 1.1% on a constant-currency basis.

O Maintains High Occupancy and Rent Recapture

Realty Income ended September with interests in 15,536 properties leased to 1,842 clients operating across 96 industries. The portfolio had a weighted average remaining lease term of approximately 8.5 years. Occupancy remained at 98.8%, unchanged sequentially and up from 98.7% a year earlier.

The company achieved a 103.5% rent recapture rate on properties re-leased during the quarter. New annualized base rent for those units reached $67.6 million compared with their previous annual rent of $65.3 million. Realty Income also had 182 properties available for lease or sale at quarter-end.

Realty Income Deploys Capital Across Asset Classes

Realty Income invested $2.57 billion during the quarter, including $2.23 billion at its pro-rata ownership share. The investments generated an initial weighted average cash yield of 6.8%. Real estate acquisitions totaled $2.16 billion, with development investments at $145.2 million.

Credit investments amounted to $261.5 million and carried an initial cash yield of 7.9%. The company sold 182 properties for net proceeds of $526.6 million, recognizing a $113.9 million gain on real estate sales. These dispositions provided another source of capital alongside its external funding activities.

O Benefits From Expanded Credit Income

Rental revenues, including client reimbursements, increased 7% to $1.48 billion from $1.39 billion in the prior-year quarter. Interest income on financing receivables was $32.2 million compared with $32.6 million a year earlier.

Interest and dividend income on loans and preferred equity investments more than doubled to $105 million from $51.1 million. This contribution highlights the growing role of credit investments alongside Realty Income's traditional net-lease portfolio.

Realty Income Faces Higher Financing Costs

Interest expense increased to $333.6 million from $294.5 million a year ago. Property expenses, including reimbursements, rose to $122.4 million from $106.6 million, while real estate impairment provisions climbed to $111.6 million from $75.4 million.

The increase in financing and property costs partly offset the benefit of higher revenues, underscoring the importance of disciplined funding as the investment portfolio expands.

O Strengthens Liquidity and Private Capital Reach

Realty Income held $5.39 billion in available liquidity at its pro-rata share as of Sept. 30, 2026. Net debt to annualized pro forma adjusted EBITDAre stood at 5.4 times. The company raised $472.5 million through common stock sales during the quarter.

Its private capital platform expanded into Europe through a partnership with KKR, which invested €528 million for a 49% interest in a joint venture comprising 54 stabilized net-lease properties. O also issued $1 billion of 3.75% convertible senior notes due in August 2031.

Realty Income Raises Its 2026 AFFO Outlook

Management increased its 2026 AFFO guidance to $4.45-$4.46 per share from $4.44-$4.45. The Zacks Consensus Estimate of $4.45 is at the lower end of the revised range. Realty Income reaffirmed its $10 billion full-year investment-volume target.

The company continues to anticipate same-store rental growth of 1.1%-1.3% and now expects occupancy above 98.5% compared with its earlier forecast of approximately 98.5%.
