Regency Centers Corporation (REG - Free Report) reported third-quarter 2026 NAREIT funds from operations (FFO) per share of $1.23, which beat the Zacks Consensus Estimate of $1.22. The figure increased 7% from the year-ago quarter’s level.

Total revenues grew 8.1% year over year to $419.06 million, topping the consensus mark by 1.8%. The results reflected healthy leasing activity and a 5.1% increase in same-property net operating income (NOI).

REG Posts Solid Property-Level Growth

Same-property NOI totaled $289.14 million, up from $275.22 million a year earlier. Same-property base rent growth contributed 4 percentage points to NOI growth. Overall portfolio NOI advanced 7.6% to $303.19 million.

The expense recovery ratio improved to 87.5% from 85.7%, while the NOI margin edged up to 69.8% from 69.6%. However, consolidated property operating expenses rose to $69.80 million from $65.47 million, and real estate taxes increased to $52.10 million from $47.08 million.

Regency Extends Occupancy Momentum

The same-property portfolio occupancy reached 97% as of September-end, up 60 basis points (bps) year over year and 10 bps sequentially. Commenced occupancy was 95.1%, up 80 bps from a year earlier and 60 bps from June.

Same-property anchor space was 98.5% leased, while smaller shop space was 94.6% leased. The 190-bps gap between leased and commenced occupancy offers scope for future rent commencements. The signed-not-occupied pipeline represented about $36 million of annual base rent, with leases representing 35% of that rent expected to commence by year-end.

REG Delivers Strong Leasing Spreads

Regency signed about 1.7 million square feet of comparable new and renewal leases during the quarter. Blended cash rent spreads were 11.9%, up from 10.4% in the preceding quarter. Straight-line spreads improved to 21.8% from 19.5%.

New leases generated cash rent spreads of 13.9%, while renewals achieved 11.4%. Over the trailing 12 months, the company executed approximately 7 million square feet of comparable leasing at cash spreads of 11.5% and straight-line spreads of 22.4%.

Regency Advances Development Projects

During the quarter, Regency began approximately $101 million of ground-up development and redevelopment projects, bringing year-to-date starts to nearly $241 million. These included the $46 million Whole Foods-anchored Redlands Marketplace in California and the $24 million Shops at Fall Hill in Virginia.

The company also completed a roughly $96 million ground-up development. At quarter-end, Regency’s ongoing development and redevelopment pipeline represented an estimated $682 million in net project costs at the company’s share, with 46% of the costs already incurred and a blended estimated stabilized yield of approximately 9%.

REG Adds Shopping Centers Through Acquisitions

In July, the company acquired Franklin Crossing, an 88,000-square-foot Stop & Shop-anchored center in New Jersey, for $27 million. It also acquired Cornerstone at Westford, a 236,000-square-foot Market Basket-anchored center in Massachusetts, through a joint venture for $74 million, or $15 million at Regency's share.

These acquisitions totaled $101 million, or $42 million at Regency's share. Following the quarter-end, the company acquired Hanover Village, a 90,000-square-foot shopping center anchored by Aldi in Richmond, VA, for approximately $14 million.

REG Maintains Financial Flexibility

Regency ended September with approximately $1.4 billion of available capacity under its revolving credit facility. Pro-rata net debt and preferred stock to trailing 12-month operating EBITDAre improved to 4.9 times from 5 times at the end of June. The fixed-charge coverage ratio was 4.3 times, while outstanding debt totaled $5.44 billion.

Regency Raises Its 2026 Outlook & Dividend

Regency raised full-year Nareit FFO guidance to $4.86-$4.88 per share from $4.84-$4.88, lifting the midpoint by 1 cent to $4.87. The Zacks Consensus Estimate of $4.86 is at the low end of the revised guidance.

Management now expects same-property NOI growth of at least 4.25% compared with the earlier forecast of 3.7-4.1%, supported by higher average commenced occupancy.

Regency's board also increased the quarterly common dividend by 6% to 80 cents per share, payable on Jan. 5, 2027.
