As of Mar 31, 2024, the company held a portfolio of 74.1 million square feet (SF) in North America, which included 42.2 million rentable square feet (RSF) of operating properties. Further, the company had 5.3 million RSF of the Class A/A+ properties undergoing construction as well as one near-term project expected to begin construction in the next two years.
The company had 2.5 million RSF of priority anticipated development and redevelopment projects and 24.1 million SF of future development projects.
Alexandria also provides strategic capital to transformative life science, technology and agtech companies through its venture capital arm.
In the first quarter of 2024, Alexandria completed acquisitions with development/redevelopment opportunities worth $194.8 million. Also, the company placed into service development and redevelopment projects totaling 343,445 RSF across multiple submarkets, which resulted in $26 million of incremental annual net operating income (NOI).
Additionally, in the first quarter of 2024, the company completed dispositions and partial interest sales of $17.2 million. It has pending dispositions subject to letters of intent or purchase and sales agreement negotiations of $258.1 million.
