As of June 30, 2024, Simon Property owned or held interests in 195 income-producing properties in the United States. These consist of 93 malls, 69 Premium Outlets, 14 Mills, six lifestyle centers and 13 other retail properties in 37 states and Puerto Rico. As of the same date, the company had ownership in 35 Premium Outlets and Designer Outlet properties, mainly in Asia, Europe and Canada. Apart from these, Simon Property has redevelopment and expansion projects, including the addition of anchors, big box tenants and restaurants ongoing at properties in North America, Europe and Asia.
Moreover, the company had a 22.4% equity stake in Klépierre, a publicly traded French real estate company, which owns, or has an interest in, shopping centers across 14 countries in Europe.Simon Property also owns an 84% non-controlling interest in The Taubman Realty Group, LLC, or TRG, which has a stake in 22 regional, super-regional and outlet malls in the United States and Asia.
Moreover, Simon Property enjoys investments in certain retail operations like J.C. Penney, SPARC Group and Phoenix Retail LLC. Its investments also include an e-commerce venture named Rue Gilt Groupe or RGG and Jamestown, which is a global real estate investment and management company.
In the second quarter of 2024, Simon Property engaged in the formation of a joint venture (“JV”) with, Phoenix Retail, LLC, aimed at acquiring the Express retail company and managing the direct-to-consumer businesses of Express and Bonobos in the United States. This JV took place on June 21, 2024, as part of a bankruptcy proceeding involving the previous owner.
Note: All EPS numbers presented in this report represent funds from operations (FFO) per share. FFO, a widely used metric to gauge the performance of REITs, is obtained after adding depreciation and amortization and other non-cash expenses to net income.
