As of June 30, 2024, Healthpeak’s portfolio of investments, including properties in unconsolidated joint ventures, comprised interests in 758 properties.
In the second quarter of 2024, Healthpeak sold a portfolio of seven lab buildings for $180 million, resulting in a total gain on sales of $55 million. In the same period, the company sold 11 outpatient medical buildings for $179 million, resulting in a total gain on sales of $67 million.
In January 2024, Healthpeak formed a $236 million JV with Breakthrough Properties, whereby it sold 65% of its interest in the fully leased Callan Ridge lab campus in the Torrey Pines submarket of San Diego. The move highlights its prudent capital management practices by accretively recycling back capital into its business and is likely to create significant development value.
In March 2024, Healthpeak Properties completed its previously announced merger with Physicians Realty Trust in an all-stock merger of equals. The combined company is currently operating under the name “Healthpeak Properties, Inc.” and is trading under the ticker symbol “DOC” on the NYSE. According to management, the merger is expected to result in $45 million in merger-related synergies in 2024.
Note: All EPS numbers presented in this report represents funds from operations (FFO) per share. FFO, a widely used metric to gauge the performance of REITs, is obtained after adding depreciation and amortization and other non-cash expenses to net income.
