The company reports under the following geographic segments: West Region — Orange County, San Francisco, Seattle, Los Angeles, Monterey Peninsula, Other Southern California and Portland; Mid-Atlantic Region — Metropolitan D.C., Richmond and Baltimore; Northeast Region — New York, Boston and Philadelphia; Southeast Region — Orlando, Tampa, Nashville and Other Florida; and Southwest Region — Dallas, Austin and Denver.
As of Dec 31, 2023, UDR had ownership of or had stakes in 60,336 apartment homes. As of the same date, UDR’s development pipeline included two wholly-owned communities totaling 415 apartment homes. Of these, none have been completed and the development pipeline’s budget is $187.5 million. The remaining homes are anticipated to be completed during the second quarter of 2024.
In June 2023, UDR formed a $507.2 million joint venture (JV) with LaSalle Investment Management on behalf of an institutional client. It contributed four communities totaling 1,328 apartment homes as a seed portfolio while retaining 51% of its ownership. The move is likely to benefit UDR in terms of increasing its operating scale and achieving earnings accretion.
As of the end of the fourth quarter of 2023, UDR’s commitments under its Developer Capital Program (“DCP”) platform aggregated $476.6 million with a contractual weighted average return rate of 10% and a weighted average estimated remaining term of 2.9 years.
Note: All EPS numbers presented in this report represents funds from operations (FFO) per share. FFO, a widely used metric to gauge the performance of REITs, is obtained after adding depreciation and amortization and other non-cash expenses to net income.
